Preventive Maintenance & Tune-Ups

Almost every emergency call we run in August was preventable in April. A tune-up is not a luxury in this climate — it is how equipment survives it.

The short answer

Reliable Air maintenance members receive two full system tune-ups per year — one before cooling season, one before heating season — plus priority scheduling during peak summer and a discount on any repairs. Regular maintenance is the single most effective way to prevent mid-summer breakdowns and keep a system running at its rated efficiency.

A Phoenix air conditioner moves an extraordinary amount of air, and all of that air carries dust. Within a season, condenser coils pack with debris, evaporator coils develop a film that insulates them, and condensate drains grow biofilm that eventually backs up into a ceiling. None of this announces itself until the system fails.

What maintenance actually buys you is measurable: a clean condenser coil can lower head pressure enough to cut compressor amp draw noticeably, and a clean evaporator restores the temperature split that makes the house feel cool rather than merely less hot. It also catches the weak capacitor in April instead of the failed one in July.

Every maintenance visit includes

  • Condenser coil cleaning — rinsed properly, not just blown off
  • Evaporator coil inspection and cleaning where accessible
  • Condensate drain flush and float-switch test
  • Capacitor microfarad reading compared against nameplate tolerance
  • Contactor inspection for pitting and arcing
  • Refrigerant charge verification by superheat or subcooling
  • Blower wheel inspection and static pressure measurement
  • Electrical connection tightening and amp-draw readings
  • Filter change and thermostat calibration check
  • Written report with photos of anything found

Member benefits

  • Two comprehensive tune-ups per year, scheduled for you
  • Priority dispatch during peak summer — members go ahead of the queue
  • Discount on all repair work
  • No overtime charges on after-hours calls
  • Documented service history that supports manufacturer warranty claims
  • Transferable if you sell the home

What working with us looks like

1

Spring cooling visit

Performed before the first real heat, so problems surface in March rather than July.

2

Fall heating visit

Combustion safety, ignition components, and heat pump reversing checked before the first cold night.

3

Written documentation

Readings, photos, and a clear note on anything trending toward failure.

4

Priority when it matters

When the Valley hits 115°F and everyone calls at once, members get scheduled first.

What it costs

Maintenance agreements are priced per system as a flat annual amount covering both visits. Multi-system homes receive a reduced rate on additional units.

A note on pricing pages Any HVAC company quoting exact prices online without seeing your system is guessing. These ranges are honest ballparks from work we actually do in the Valley. The real number comes after a technician looks at your equipment — and you will have it in writing before anything starts.

Preventive Maintenance questions, answered

How often should A/C be serviced in Arizona?

Twice a year is the right cadence here, which is more than the national recommendation for good reason. Our cooling season runs roughly eight months, so equipment accumulates in one Arizona year what it would take two or three years to accumulate in a temperate climate.

Is an HVAC maintenance plan actually worth the money?

For most homeowners it pays for itself through a combination of avoided emergency repairs, lower operating cost from clean coils, and longer equipment life. The less quantifiable benefit — priority scheduling when it is 115°F and every company in the Valley is booked three days out — is often the one members value most.

How often should I change my air filter in Phoenix?

A one-inch pleated filter should be changed every 30 to 60 days here, and closer to 30 during dust storm season or if you have pets. Four- and five-inch media filters typically last six to twelve months. A restricted filter is the most common cause of frozen coils and failed blower motors.

Does maintenance keep my manufacturer warranty valid?

It helps considerably. Most manufacturers require documented annual professional maintenance as a warranty condition, and will ask for records when a major component claim is filed. We keep your service history on file for exactly that reason.
